Nicholas Nicholas
Owner, President & CFO
Nicholas P. Nicholas has worked in the real estate industry since he was in high school, first as an assistant on Broadmoor Homes construction sites and then at the title plant for First American Title Company. Since 2007 he has managed and grown the BCP portfolio through challenges ranging from the Great Financial Crisis to the Covid-19 pandemic, ensuring that tenant sustainability and success took precedence over temporary obstacles. He specializes in evaluating and underwriting retail concepts, analyzing and solving complicated entitlement issues, and understanding overlapping regulations in California, including the Coastal Act, the California Environmental Quality Act and the Housing Accountability Act. Mr. Nicholas holds a B.A. from UCLA and an M.A. from Vanderbilt University.

James A. Nicholas
Owner, Vice President/General Counsel
James A. Nicholas has served as counsel to Broadmoor Capital Partners since the early 2000s. He was formerly a trial lawyer with the worldwide law firm Kirkland & Ellis, LLP and the Santa Monica law firm Harding, Larmore, Mullen, Jakle, Kutcher, & Kozal. He holds a bachelor's degree from UCLA, a law degree from Northwestern University, and a master's degree from USC, all with high honors. Like his brother, Mr. Nicholas has been involved in real estate and construction from the time he was in high school. He worked part time in construction and helped out his father in the sales office prior to pursuing his education. Mr. Nicholas specializes in proactively anticipating potential conflicts in high level contract negotiations and litigation prevention. He has a passion for real estate and architecture and a talent for site location he developed from observing his parents' asset acquisition abilities honed over 45 years.

George and Penelope Nicholas
Founders
George and Penelope began investing in and developing real estate almost immediately after meeting in 1961. Beginning first as apartment developers and operators in the Hillcrest and North Park neighborhoods of San Diego, they expanded into retail, industrial, warehouse and medical uses both locally and in Colorado. As their portfolio began to take shape, both became active, licensed real estate brokers while Mr. Nicholas worked as a sales representative for various regional and national builders, eventually overseeing Sales and Marketing at Broadmoor Homes in 1982. The Nicholas’ went on to purchase the company in 1986 and built hundreds of homes throughout Southern and Northern California before focusing on smaller, boutique projects in the late 1990s and early 2000s. For the last 20 years, George and Penelope have maintained active advisory roles as BCP has continued to expand and grow.
Community Involvement
The Nicholas Family is actively involved in local and national charitable organizations, including the American College of Greece and The National Hellenic Society. In 2009 they were the lead donors for the Nicholas Family Endowed Chair in Modern Greek History at the University of California, San Diego.
